1.) FHA Inpection Sometimes necessary in home sales involving FHA financing. The inspector may have to take on liability for roof problems should a roof that is "passed" become a problem for the new homeowner. The seller's main problem in obtaining FHA inpections is qualifying whether the inspector's report is based on the buyer and seller's best interest or the inspector's need to sell services to the property seller. ProRoof performs inspections on a consulting basis only. We can certify satisfactory roofs, or in the case of a roof that is unsatisfactory, provide bid specifications for the seller to provide to contractors in order to make their roof certifiable in a cost effective manner. You will be able to compare their bids on an "apple to apple" basis. 2.) NON-FHA Pre-Sale Inspections. ProRoof will perform an objective evaluation of the condition of a home that is in the process of being sold. We can perform this inspection for the buyer, seller, or both. Our evaluation will be based on the physical makeup of the roof (composition of roofing materials, layers of roofing etc.) and, based on our observations, the conditions of the roof and flashing materials, the condition of the decking, and evidence of condensation based on an attic inspection. Based on our experience we will provide an approximate life expectancy of the roof, as well as an approximate cost of replacement or repair. ProRoof will not bid on this service as to not create a "conflict of interests". Observations can be provided verbally or in written booklet form. 3.)Post-Project Inspections. ProRoof will perform a post-project inspection when a property owner or the installation contractor would like an objective third party analyze the completed project. Our observations are based solely on comparison of work performed to work specified on the contract and manufacturer requirements. If the manufacturer has provided no requirements for a certain aspect of an installation, the Asphalt Roofing Manufacturer Association's Manual for installation is used. Reports can be provided to the homeowner and/or the contractor in a verbal manner, or in a full written report, in booklet form, complete with necessary documentation and/or photographs. Often, these inspections are requested because of an active or potential conflict that is developing between the homeowner and the contractor. Our role in these inpections is to be non-adversarial with all parties. Our inspection is based solely on objectivity. When a homeowner requests an inspection, we ask that we are not told the contractor or contracting company's name. 4.) Inspection for the Purpose of Providing Bid Specifications. ProRoof can perform a roof inspection as a preliminary for designing the specifications for the roof to be replaced. This service is provided to homeowners that are in the roof replacement market. In earlier experiences with roof replacement, these homeowners may have been confused by the variety of quotes, prices and possible roof systems they received. It was difficult to qualify them. Our inspection results in specifications for their project being designed according to manufacturer standards. The homeowner provides these specifications to bidding contractors. All contractors bid on the same materials and labor. ProRoof can, at the homeowner's option, provide a pre-project meeting so that the homeowner and contractor can be assured that details are clear to all parties. ProRoof can, at the homeowner's option perform a post-project inspection to assure that all specifications have been followed. ProRoof will recommend full, partial, or delay of payment based on this inspection. 5) Insurance Inspections. Often, your insurance company may be concerned about the condition of the roof on an insured property. We perform fee based inspections for property owners.
